1. What is Mayflower Lakeside? 

A master-planned community located between world-class skiing at both Deer Valley® and Mayflower Mountain Resort on the west and boating and water sport activities at the Jordanelle Reservoir to the east. At build-out, there will be 180 condominiums and 200 townhomes as well as a community clubhouse and pool.

2. Who is the developer and architect of Mayflower Lakeside?

The developer is Landscope, LLC a Utah company that developed the highly successful neighboring developments known as Village at The Shores® and The Shores at Stillwater®. The architect is Vincent Design Group, a full-service architectural firm headquartered in Salt Lake City and licensed in Utah, Idaho, Wyoming and Washington states and known for their innovative and luxurious designs.

3. What city, municipality, or private companies provide services?

Mayflower Lakeside is located in Wasatch County and receives sheriff, fire services, and public road maintenance services from Wasatch County. The Master HOA provides maintenance on all of the private roads. All school and hospital services are located in Heber City, Utah. Water and sewer services are provided by the Jordanelle Special Service District. Telephone/Internet is provided by Allwest and CenturyLink, natural gas service is provided by Dominion, electrical by Rocky Mountain Power.

4. What assessments and/or Home Owners Association dues will be applicable to the Condominiums?

Residents will be subject to assessments and dues from the following entities: Jordanelle Special Service District (JSSD), the Mayflower Lakeside Master Association, and the individual Mayflower Lakeside Homeowner’s Association. A complete list of all assessments and dues will be included in the Due Diligence materials described herein.

5. What is the Pet Policy?

Pets are welcome at Mayflower Lakeside per the CC&Rs. Owners must follow proper pet etiquette and nuisance behavior (excessive barking, aggressiveness, etc.) isn’t allowed.

6. Will Mayflower Lakeside allow rentals?

Yes, both nightly and long-term rentals are allowed at the Owner’s discretion with any rental management company of the Owner’s choice.

7. What will the Seller Disclosures include?

Preliminary commitment for, or proforma, policy of title insurance; Townhome Association Governing Documents; Master Association Governing Documents; Association Budgets; MIDA Agreement; Floor plans and floor plates; Standard Finishes; etc.

8. What are the finish selections?

Two-color motifs are offered - a “dark” motif of more earth tone colors and a “light” motif of a more contemporary selection. The overall design style for these Mayflower Lakeside townhomes creates a “Mountain Modern” look. Actual selections will be made after the contract has gone hard.

9. How will offers and deposits be handled?

Mayflower Lakeside has its own Developer form of Real Estate Purchase Contract. Please request the REPC from Stephnie Gyllenskog at 801-347-0371 or email stephnie.gyllenskog@evrealestate.com. Once an offer is accepted by the Developer, Earnest Money in the amount of 10% of Purchase Price will be wired to Coalition Title. An additional deposit of ten percent (10%) of the purchase price (Additional Deposit) which is also non-refundable shall be made 180 days after the executed contract.

10. What amenities will be included at Mayflower Lakeside?

In addition to miles of walking, hiking, and cycling trails, there will be an approximate 3,000 +/- square foot clubhouse with men’s and women’s restrooms, barbecue facilities, and a group common area. A seasonally heated pool, oversized hot tub, children’s playground, and tennis/pickleball courts will round out the amenities package.
